RENTAL
MANAGEMENT
This service
is for when your house already has all management details taken care
of and you just wish for us to help find renters for your house. Your
house will be placed on our rental list and advertised through our website/brochures
to increase tourists’ awareness of its availability. We will handle
all matters with the renters we find for the house and ensure their
comfort and happiness with the house. The base rate for this service
is 20% of rental income generated by our company, but may vary depending
on location, rental price, etc. If there are other management details
you wish for us to take care of, we can do so at an hourly rate.

Este
servicio es para cuando su casa ya tiene todo los detalles de administración
y solo quiere alquilar su casa con la ayuda de nosotros. Su casa estará
en nuestra lista y será anunciada en nuestro sitio de red/folletos
para que los turistas conozcan de la disponibilidad de su casa. Administraremos
todos los asuntos con los alquilinos que nosotros coloquemos en su casa
y aseguramos su comodidad en la casa. El precio mínimo por este
servicio es 20% de los ingresos generados por nuestra compañía,
pero puede varia dependiendo de la localización, precio de renta,
etc. Si hay más detalles de administración que quiera
que nosotros atendamos, lo podemos hacer a un precio por hora.
RENTAL MANAGEMENT WITH PROPERTY
MANAGEMENT
This offers the same great services for managing the rentals of your house, but includes handling other management details such as: hiring and maintaining staff, paying of bills in a timely manner, ensuring the security of your house, handling of minor repairs and any other management needs that may arise. The base rate for property management is $80 per month, depending on the size of the home, distance from San Juan del Sur and services needed to be completed. Other services not needed to be done monthly can be done at an hourly rate.
ADMINISTRACIO DE ALQUILER CON ADMINISTRACION DE LA CASA
Esto ofrece el mismo servicio de administración de la renta de su casa, pero incluye la administración de otros detalles como: buscar y manejar el personal, pagar las cuentas a tiempo, mantener la seguridad de su casa, nos ocupamos de las reparaciones menores y cualquier otro detalle que necesite. El precio minimo será $80 mensual, dependiendo en el tamaño de la casa, distancia de San Juan del Sur y los servicios pedidos. Otros servicios que no sean necesarios mensualmente podemos hacerlos a un precio por hora.
PROPERTY
TAXES
The rate
for paying local property taxes is U$ 75 per deed. This price includes
finding out the amount of taxes due, ensuring this amount is correct
and in line with the law, paying this amount in a timely manner, and
keeping the receipt of paid taxes. In order to pay the taxes we will
need a copy of your deed(s), which can be faxed to the office. The amount
of taxes due can then be wired down to the bank account here. We will
keep on file a copy of your deed(s) so that we will be able to pay the
next year’s taxes with no hassle to you.
IMPUESTOS DE LA PROPIEDAD
El precio
para pagar los impuestos locales es U$ 75 por escritura. Este precio
incluye averiguar la cantidad de los impuestos a pagar, asegurar que
la cantidad sea correcta y legal, pagar la cantidad a tiempo, y guardar
los documentos de los impuestos pagados. Para pagar los impuestos necesitaremos
un copia de su(s) escritura(s), la(s) que puedan ser enviadas por fax
a la oficina. La cantidad de los impuestos se puede transferir a la
cuenta bancaria de la oficina. Mantendremos en archivo una copia de
su(s) escritura(s) para poder pagar los impuestos del año que
viene sin molestia.

MAINTENANCE
Whatever
land solution you need we can take care of. Perhaps you are trying to
sale land and wish for the bushes and tall grass to be cleared to make
it more appeasing. Or possibly you have a small construction project,
such as a fence or gate, you wish to be completed quickly in order to
protect your property and want someone to manage the project. Maybe
there is a big pile of trees you wish to be cut up and hauled off so
you can build. Or you just wish for someone to drive by and check up
on your unoccupied property, taking pictures for you to see to ease
your mind about your land here in Nicaragua. We can do all of these
services and more. Just tell us what you need done, we will check it
out for you and give you an estimate.

todos estos servicios y más. Sólo diganos que necesita

TRANSLATION
SERVICES
We offer translation services for whatever you may need. Most often we help when owners want to make big purchases, such as furniture for the home, or perhaps need translating with a lawyer. The charge for this is $5 per hour, with a 4 hour per day minimum. We can also translate documents into electronic format, with of cost of $0.10 per word, with a 100-word minimum. For documents over 1,000 words, the cost per word may be lowered.

La carga es $5 por hora, con un mínimo de 4 horas. También podemos traducir documentos en formato electrónico, con un costo de $0.10 cada palabra, con un mínimo de 100 palabras. Para documentos de más de 1000 palabras, el costo por palabra puede bajar.
